We represent the condominium association and provide legal guidance to the association board on governing common interest rules and restrictions. We also assist developers with their condominium projects and occasionally represent owners.
We are regularly retained by homeowners associations to help navigate the often complex common interest requirements of the community that is comprised of owners with connected or stand-alone homes. We provide legal counsel to developers with deed restrictions and we assist with the formal turnover of authority to the homeowner board either for the developer or homeowner board, as requested.
We represent community associations in protecting their interest in any bankruptcy proceedings.
We provide counsel that addresses and brings clarity to landlord rights, tenant rights, rental and lease agreements, fair housing, disputes and evictions. Land use and community association issues also play an important role in landlord tenant law.
Real estate often represents the largest purchase people and organizations make. We help clients maximize that investment by paying close attention to critical legal details in advance and at the time of purchase, throughout leasing periods, and at the time of sale. We also assist condominium and homeowners’ associations with zoning matters affecting their communities.
Contracts are a necessity when conducting business. We work with clients to help them understand the nuances of contract law including: developing and assessing contracts, underscoring the value of a written contract, clarifying what makes a contract binding and what should and shouldn’t be in a formal contract, and providing counsel on how to avoid a breach of contract as well as what to do when a breach has occurred.
When reasonable negotiation cannot be salvaged, we carefully weigh opportunities for success and then leverage our resources, experience and knowledge of case law when representing clients in civil court. Our legal team is admitted to practice in all Ohio courts including the Federal District Courts of Ohio. We have successfully won civil cases and appeals when representing clients as plaintiffs as well as defendants.
We provide legal services to clients that need corporate law support, specifically as it relates to establishing or changing their status as an incorporated business, limited liability corporation (LLC), or other corporate forms, and the legal expectations that come with the designated status.
